Who is the Builder of Aventura Palms?

What is the History of Aventura Palms? How many Homes will be built?

Aventura Palms was initially approved as a 42 lot Residential Subdivision, in the early 90's. 18 Homes were initially built, and 24 existing buildable lots were yet undeveloped and remained vacant. In early 2023 GHA Communities and GHA Paloma Group VIII, LLC purchased the remaining lots and added an additional 10. GHA will be building out the remaining 34 New Home Sites. At build out Aventura Palms will be a completed Community of 52 Homes.

How Many Floorplans and Elevations will be available?

Aventura Palms will offer 3 Contemporary Floorplans and 2 Exterior Elevations per Plan. GHA offers 1 Single Story Floorplan and 2 Two- Story Floorplans. GHA offers the latest in design and energy efficiency. Each Floorplan will feature 2 Car Garages, Great Room Concept, great for entertaining and enjoying large family get togethers. Extended Covered Patio's (Plans 2 & 3) to enjoy our Indoor/Outdoor Living all year long.

What are the sizes of the homes?

The Three-Floor Plans will range from approximately 1,545- 2,058 Square Feet of Living Space. Plan 1 (Single-Story) Floorplan and offers 3 Bedrooms and 2 Baths. Plan 2 (Two Story Floorplan) is 1,857 Square Feet and includes 3 Bedrooms (Primary Suite located downstairs) and 2.5 Baths. Plan 3 – (Two Story Floorplan) Is 2,058 Square Feet. This Floorplan has 4 Bedrooms (or Optional Loft) 2.5 Baths. Plans 2 and 3 offer Front Porches and Private Rear Yard Covered Patio's. All Homes are fully enclosed rear yards with privacy side gate.

Within which school district are the homes located?

The public-school jurisdiction is Palm Springs Unified School District. Elementary school is Two Bunch Palms, Middle school is Desert Springs Middle School & the High School Desert Hot Springs High. There are also several private school options.

Is landscaping included?

What is the property tax rate for the new homes in Desert Hot Springs?

Do the new homes have a Homeowners Association?

Yes, Aventura Palms will be Governed by a Homeowners Association. The HOA fee will be $143.00 at Build-Out, this cost maintains the Entry/Exit Gates, maintenance of Retention Basin, Common Area's, Common Area Landscaping, Retaining Concrete Block Walls & Maintenance of Private Streets, Curbs and Gutters.

Do homeowners own the land?

Yes, the land is "fee" or "fee simple" which means you own the land! Enjoy Home Ownership at its best!

Will GHA / Aventura Palms cooperate with outside brokers?

Yes, GHA prides itself on working with the brokerage community for the past 40 years, and only requires that Brokers/ Agents register their clients at the initial showing or inquiry.

Does Aventura Palms homes come with Solar?

Yes, every home at Aventura Palms has Solar Panels installed. Every home is designed with the highest Home Energy Components; to meet today's energy demands as required by Title-24 Building Code & Regulations. Solar Panels that are included in the purchase price of your new home. Meaning you own the system you do not have to lease it. Additional Upgraded Solar Packages will be made available.
